Our role
CASA READY supports you through the purchase: we search with you, compare, translate and coordinate. For new builds you pay no commission for our support, it is paid by the developer. Your contractual partner is the developer or seller, and an independent lawyer handles the legal checks. Additional services such as dealing with authorities, utilities or furnishing are agreed in writing beforehand.

AT A GLANCE The essentials on one page
1. Plan 12 to 14% buying costs for a new build and 11 to 12% for a resale property, on top of the price.
2. Running costs for an apartment with a communal pool: €1,800 to €2,800 a year in our examples.
3. Holiday letting requires three approvals: the town hall, the owners' community and the tourism register. In Alicante, El Campello and Altea new licences are currently suspended.
4. Occupancy in our 16 towns is around 53 to 62% in the first year (planning value).
5. Yield in Torrevieja: a new-build studio for €125,000 earns 5.4 to 6.3% net after tax in our example, a two-bedroom apartment 3.8 to 4.4%.
6. Tax on rental income: 19% on the profit for EU/EEA citizens, 24% on gross income for everyone else, for example UK residents.
7. A mortgage without Spanish residency is possible: Spanish banks usually lend 60 to 70% of the price.
8. With a new build your deposits are protected by law through a bank guarantee or insurance. Pay only once you have it, and only into the account in the contract.
9. An independent lawyer costs around 1% of the price. It is already included in our buying costs.
10. You do not need to travel for every step: with a power of attorney and apostille, the notary appointment can take place without you.

01 · YOUR GOAL What should your property do for you?
Only you can answer the most important question. Your goal decides the town, the property and the numbers.
ENJOYMENT FIRST
YIELD FIRST
Holiday home for yourself
Investment for letting
A location to your taste: beach, golf or town
Green licence light, checked before buying
Infrastructure outside the season too
Good occupancy outside summer too
Short trips from the airport
1 to 2 bedrooms, community with a pool
Low running costs
Management on site
THE MIX
QUALITY OF LIFE FIRST
Own use and letting
Wintering or moving later
Plan your own weeks outside July and August
Year-round life: doctors, shops, restaurants in winter too
Licence and management as for an investment
Lift, few steps, easy access
Count own use as a value: 35 days in Torrevieja equal around €2,800 in holiday rent
Towns with a lively winter season, such as Benidorm
Non-EU citizens: the Schengen rule allows 90 days in any 180 without a visa
Your answers
How many weeks a year do you want to spend there, and in which months?
Should the property mainly bring joy or earn money?
What must be nearby: beach on foot, golf course, old town, doctors?
Are you buying with your own funds or with a mortgage?
When would you like to hold the keys?
Buying as a couple or with family?
Let each person write down their priorities separately first and compare them before the viewings. Decide who buys in which shares, and clarify with your lawyer what applies in case of separation, death or a later exit.

Total buying costs €27,610 13.8% of the purchase price of which mortgage at most 60–70% of the price
Price plus buying costs €227,610
Rule of thumb for own funds
If a Spanish bank finances 70% of the price, you bring 30% plus all buying costs yourself. At €200,000 that is around €88,000. With a €140,000 loan over 25 years, the monthly payment is around €700 to €780 depending on the rate.
Not earning in euros?
If your income or savings are in pounds, kronor, złoty or another currency, your budget moves with the exchange rate. A 5% change on €200,000 means €10,000 more or less in your own currency. Compare bank and specialist transfer fees and plan large transfers ahead.

03 · THE RIGHT TOWN Which town suits you?
The Costa Blanca stretches from Dénia in the north to Pilar de la Horadada in the south. The two halves feel very different.
The north
The south
Greener and hillier, with coves and cliffs
Flatter and sunnier, long sandy beaches and salt lakes
Many villas, higher nightly rates, for example in
Jávea and Moraira
Large complexes with pools, lower entry prices
Calpe and Benidorm are lively in winter too
Torrevieja is the largest holiday-rental market in the province
Mixed licence situation: Altea and El Campello suspended, Dénia, Jávea and Villajoyosa restricted
Licences are granted in most towns, only the city of Alicante is suspended
How to choose
Year-round life: is the town busy in February, or do the restaurants close after summer?
Access: from Alicante-Elche airport, the towns in the south are usually quicker to reach than the far north.
Use: for letting, the licence light and occupancy count; for own use, your daily life there.
Location within the town: beach distance, orientation and noise often matter more than the town's name.
Experience first, then decide
Try it out: you can rent our own holiday apartment in
Gran Alacant for a stay and get to know the area at your own pace.

There is no ban on selling poorly rated apartments. But the 2024 EU buildings directive requires the housing stock to become gradually more efficient, and Spain is implementing it. Well-rated apartments are therefore the safer choice in the long run.

“The agent checks the contract legally.” We explain and watch the key points. The legal review belongs to an independent lawyer.

06 · LETTING Can I rent it out? The three approvals
Since 2024 and 2025, stricter rules apply in the Valencia region. Letting is still very feasible if you check before buying.
1 Certificate from the town hall
The town hall confirms that tourist use is permitted at this address (informe de compatibilidad urbanística). In towns with a moratorium it is currently not issued.
2 Approval of the owners' community
Since April 2025, new holiday lets need the express approval of three fifths of the owners and shares. The community may decide a surcharge of up to 20% on the fees. Those who let legally before enjoy protection of existing use.
3 Entry in the tourism register
The declaration with the Valencia region's tourism register is valid for 5 years. The registration number must appear in every listing. After a change of owner, a new declaration is required.

Check before buying
Is there a moratorium or a cap for the zone in the municipality?
What do the community statutes say about tourist use?
Does the apartment have its own cadastral reference and an occupancy licence?
Is it already registered, and until when is the entry valid?
Does the apartment also work with long-term letting? That is your safety net.

07 · TAXES Taxes in Spain and at home
As a non-resident owner you pay tax in Spain on the property. Double taxation treaties prevent you from paying twice.
In Spain
Letting EU/EEA citizens: 19% on the profit; management, running costs, property tax and 3% depreciation a year are deductible. Other countries, for example the UK: 24% on gross income.
Own use A flat 1.1% of the cadastral value (otherwise 2%) is taxed as deemed income, at 19% for EU citizens. At a cadastral value of €60,000 that is around €125 a year.
Return Form Modelo 210. Rental income from Q4 2026 once a year, 1 to 20 April. Own use by 31
December of the following year. A gestoría handles this for €150 to €400 a year.
Wealth tax Allowance of €700,000 per person. A typical holiday home is well below it.
Sale 19% on the gain. The buyer withholds 3% of the price and pays it to the tax office; it is offset. Plus the municipal capital gains tax on the land (plusvalía).
In your home country
Germany: rental income from Spain goes in Annex V; under the 2011 treaty the Spanish tax is credited, so you do not pay twice.
Poland: rental income belongs in the annex PIT/ZG; Spanish tax is taken into account using the proportional credit method.
Netherlands: the property falls into Box 3; the tax office grants a reduction to avoid double taxation.
Other countries have their own treaties with Spain. Think early about inheritance: Spanish property is subject to Spanish inheritance tax. We gladly recommend tax advisers.
The rules depend on your personal situation, in particular your tax residence. Have your first return checked by a tax adviser.

Since 2019 the bank pays the notary, land registry and tax on the mortgage deed. You only pay the valuation, around €400.
Payslips or, if self-employed, accounts
Tax returns for the last one to two years
The bank must give you the binding offer (FEIN) at least 10 days before signing. Compare at least two offers by the annual percentage rate (TAE).
